Uganda's richest man Sudhir Ruparelia launches new Grade-A office park in Kampala

The 19-story tower, completed this month, is the first phase of the sprawling Pearl Business Park, a multi-billion-dollar development that aims to create a mixed-use enclave featuring office spaces, retail outlets, health facilities, and leisure amenities.

Ugandan business magnate Sudhir Ruparelia has opened Pearl Tower One, the first phase of a massive commercial development in the heart of the capital.

The 19-story tower rises from the site of the former Chieftaincy of Military Intelligence headquarters on Yusuf Lule Road. It is part of the Pearl Business Park project, a multi-billion-dollar venture by Ruparelia Group’s Meera Investments Ltd.

The tower includes 16 floors of office space, providing about 24,000 square meters for lease. Three additional floors are set aside for parking, with capacity for more than 1,000 vehicles. Developers say the building’s design emphasizes energy efficiency and modern amenities to attract high-profile tenants.

“Pearl Tower One is a major step in transforming Kampala’s skyline and creating a business hub that meets international standards,” the group said in a statement.

The larger Pearl Business Park, expected to cover 20 acres when complete, will host a five-star hotel, a shopping mall, and a modern hospital. Early designs show a blend of glass-and-steel towers surrounded by landscaped open spaces, aiming to create a self-contained urban center.

Ruparelia Group, which has investments in real estate, hospitality, and education, called the opening of Pearl Tower One a milestone in its broader vision for Uganda’s economic growth.

Leasing for office space in the tower is now underway.
